The vast majority of our Austin property inspections are of single-family homes. These range in size from efficiency condos to large mansions and estates — and everything in between. We also inspect commercial buildings including warehouses, retail stores, and office buildings.

The cost of our services varies with the size and complexity of the building, outbuildings and adjoining land. Our standard pricing for Dallas and Austin property inspections is based on square footage. These rates also apply to home inspections in the Round Rock area. AIS also offers specialized tests and examinations for pier-and-beam foundations, swimming pools and spas, sprinkler systems, termites and other wood destroying insects.

The wide diversity in the types of Central Texas real estate gives buyers a lot of choices in their selection of homes and commercial buildings. When planning Austin property inspections, it’s important to find an inspector who has experience evaluating the specific type of structure you’re considering. Building codes and construction practices vary widely; and the construction techniques used in a farmhouse or single-family home may not be appropriate for a duplex or commercial office building.

There are significant differences in building structures and systems between our downtown Austin property inspections and those conducted in Cedar Park or Round Rock. It’s a good idea to select an inspector with experience in the specific geographical area you are considering. In many cases, AIS will have already inspected Austin properties built by the same developer in the same part of town. This experience enables us to focus on potential issues common to that location and type of construction.
