Home Inspections in Lakewood TX

Our Lakewood property inspection business is up more than 30% this year. Located close to major Dallas area employers, Lakewood has a thriving real estate market. Its convenient location, excellent schools and lakeside ambiance makes it very attractive to homebuyers.

Residential developers arrived only recently to this part of Collin and Denton Counties. So someone looking for a farm, ranch or good-sized home site won’t have much trouble finding one. Most of our work there entails an examination of the land and outbuildings, in addition to the house itself. But increasingly, our Lakewood property inspections involve new dwellings in master planned communities.

If you need a home inspector in Lakewood TX, Frisco, McKinney or other community in Northeast Dallas, call Advanced Inspection Services (AIS) today! Mike Martin (972) 342-9183 TREC-Certified Real Estate Inspector.

Lakewood Home Inspection – Fall 2023

Advanced Inspection Service has been inspecting homes in Lakewood and nearby East Dallas suburbs for more than 30 years. As with most of our real estate inspections, the large majority of these are single-family residential properties. But we occasionally inspect multi-family dwellings like apartments, condos and duplexes. Like our home inspectors in McKinney and Frisco, the AIS Lakewood property inspection team has been very busy – and we’re doing more and more house and condo inspections there.

Common Features of Dallas County Property and Housing

The Lakewood area encompasses all kinds of real property. We have 1920’s vintage mansions, Hollywood-style ranch homes, modern townhome and condominium projects. But these days, we perform a lot of our Lakewood property inspections in modernized Tudor style houses.

Our team is familiar with the major developers and remodelers in the East Dallas area, as well as their subcontractors for foundation, framing, electrical and plumbing work. And the larger home remodeling contractors have professional design, engineering and quality control experts and procedures.

Still, we do find deficiencies and potential problems – even with brand new houses. Builders, remodelers and their subcontractors feel tremendous pressure to complete the job on time and budget; and sometimes they cut corners. We recommend that anyone building or remodeling a home commission inspections at each stage of the construction process.

Property Inspections in Lakewood, Frisco and McKinney TX

As with most property in the greater Dallas and Plano areas, these communities are built on flat terrain. For us, this means we need to take extra time to evaluate drainage while inspecting Lakewood properties. The area also receives some extreme weather – high winds, downpours and even snow on occasion. So we expend additional effort to inspect a home’s roof, gutters, downspouts and flashing to ensure water is carried away properly.

Homes in Lakewood also experience great temperature fluctuations. We get high summer temps well above 100 F, and winter lows in the single digits. These extremes can challenge the HVAC systems. And it’s not uncommon for A/C to be needed in our warm Texas winters – or heating in the late Spring or early Fall. So we inspect every Prosper HVAC system closely to evaluate its ability to perform in this environment.

While not as frenzied as the housing markets in nearby Frisco and McKinney, Lakewood homes and lots are in high demand. Realtors urge buyers to line up financing (or pay cash) – and get their home inspections done as soon as possible. The information and photos we provide in the home inspection report enable the buyer to make an intelligent purchase decision – and negotiate a good price.

History of Lakewood TX Property Development

This part of Dallas county was first developed in the early 1900s, and there are many historic homes there. Especially popular for those early residents were Tudor style mansions and Mediterranean style homes by local architect Clifford Hutsell. Although decades old, these dwellings have been updated with modern plumbing, electrical and HVAC systems — while retaining their traditional appearance.

Many of our Lakewood home inspection clients are young couples with 2-3 children. For the most part, they are looking for modern houses with 3-4 bedrooms, multiple baths, garages and large yards. Some are looking forward to boating on White Rock Lake. We also get Dallas County clients who prefer the convenience of a condo or townhome.

As the old saw goes, there are three important things about real estate – location, location and location. Usually the first priority of our Lakewood homebuyers is proximity to Dallas employers, exemplary schools and community activities. Price is also an important factor; and although housing values have increased in recent years, there is still a good selection of homes available at a broad range of prices. Recent interest rate increases have not slowed the demand for Lakewood houses and land.

Whether you are moving across town or across the Country, buying a new home is an exciting process. For most people, this purchase is the largest financial transaction they have ever made. So in addition to the excitement, people also experience some stress and anxiety.

Your AIS home inspector in Lakewood is a highly trained specialist who can document and explain the key structures and systems of the house you want to buy. Our inspectors have a firm grasp of the National and local building codes, and know what kind of problems to look for. We especially take pride in the numerous photos (and infra red images) we include to show clients exactly what we’re talking about.

AIS home inspectors frequently come across properties that have cosmetic defects that do not have any impact on the dwelling’s soundness, habitability or safety. We also find hidden issues that could not be discovered by a layperson, or without the sophisticated inspection equipment and procedures we employ. By explaining the difference between cosmetic issues and serious problems, we offer peace of mind by providing information that can help a buyer make a good decision and get a better value.
