Inspecting Homes in Little Elm and The Colony

As with most property in the greater Dallas and Plano areas, these communities are built on flat terrain. For us, this means we need to take extra time to evaluate drainage during our Little Elm real estate inspections. The area also receives some extreme weather – high winds, downpours and even snow on occasion. So we expend additional effort to inspect a home’s roof, gutters, downspouts and flashing to ensure water is carried away properly.

Homes in Little Elm and The Colony also experience great temperature fluctuations. We get high summer temps well above 100 F, and winter lows in the single digits. These extremes can challenge the HVAC systems. And it’s not uncommon for A/C to be needed in our warm Texas winters – or heating in the late Spring or early Fall. Little Elm was first settled in 1844 by C.C. “Kit” King who was Denton County’s first postmaster. The town was incorporated in 1966, and has grown to a population of 46,453 according to the 2020 census. For recreation, Little Elm has 5 community parks — and the Cottonwood Creek Marina.
