Roof Inspection Tips for Homebuyers and Sellers

But there may be defects that can only be seen close up by an expert inspector. We get some pretty strong winds in the Dallas area, sometimes accompanied by driven rain — and even hailstones. Most residential properties in this region have asphalt shingle roofing. But we also inspect quite a few metal roofs and dwellings with slate, concrete or terra cotta tiles.

Common Frisco and McKinney Roof Inspection Issues

    1. Wind Damage to Shingles or Tiles. Missing shingles are pretty easy to spot; but it’s harder to detect a damaged one, especially if the defect is under an overlapping shingle. Hail damage is even more difficult to assess; it may appear to be just a surface discoloration. But a hailstone strike can create a tear in the underlayment, or even make a hole in the roof sheathing — allowing water penetration.
    2. Water Damage at Flashing or Gutters. We find a lot of missing or improperly installed flashing in our work. This allows water to build up and enter roof-wall joints, and around roof penetrations like chimneys and plumbing vents. The leak may not be visible in the building’s interior; so water damage can increase for some time before it is noticed.
    3. Damage/Deterioration of Chimney or Vents. Mortar and flashing on chimneys can deteriorate over time as the house settles and is exposed to wind, water and sun. What may start out as a small crack can turn into a significant gap — allowing water, insects or rodents to enter. We also run into chimney and vent flashing done by DIYers or unlicensed contractors who didn’t know how to do this properly.
