Importance of WDI Inspections

wdi-inspection-termite-damageA WDI inspection is an essential addition to every professional home inspection in Frisco, McKinney or other Northeast Dallas community. Every year, Wood Destroying Insects (WDI) cause millions of dollars of damage to residential and commercial real estate in the U.S. Insect damage is especially common here in the South; but termites and other wood-chewing six legged critters are also a problem in northern states.

1. Every Texas home more than 8 years old should include an inspection for WDI. While these are commonly referred to as Termite Inspections, they look for evidence of any insect (beetles, carpenter ants, carpenter wasps, etc.) that could damage the house or condo being inspected.

2. A professional WDI inspection includes detailed examinations that are not part of a standard home inspection. The inspector examines all areas of the dwelling including garages, attics, roofs and crawl spaces — looking for wood damage, mud tubes, cellulose debris or dead insects.

3. WDI Inspections also check for places where wood touches the earth — creating a path for insects to enter the home. Most insects like a damp environment, so the inspector will also look for water penetration or leaks in pipes or plumbing fixtures that could encourage insect habitation.

4. Many Texas lenders require WDI inspections, prepared by a trained and licensed inspector. The FHA and VA require specific remedial treatments if there is evidence of a current or past termite infestation.

5. A clean WDI inspection is a great relief to a home buyer. It’s great to know that insect damage won’t spoil your initial experience in your new home.
