Dallas Condo Inspector Notes

trec-condo-inspector-dallasOur lead Dallas condo inspector has been really busy this year. Sales of condominiums are up significantly, as people look for affordable housing near jobs downtown or in the northeast suburbs. Condos in Dallas are less expensive than single family homes, and require less maintenance — important for busy professionals or empty nesters.

Inspecting Dallas Condominiums and Townhouses

Garden homes, townhouses and other multi-occupant dwellings share common structures and facilities with other units. So our condo inspectors need to examine these shared components as well as the individual condominium itself. Shared systems typically include electrical systems, central HVAC units, plumbing and drainage. Many Dallas condos also include community swimming pools, fitness centers and club rooms.

As with apartment complexes, the structure of large condominium buildings can make it difficult for our condo inspectors to examine shared plumbing, HVAC systems and ducting, and electrical wiring. If these are not directly accessible, we will note this in our inspection reports.  But we may be able to identify deficiencies and potential issues in common systems indirectly as we inspect the condo unit itself. For example, poor sink or dishwasher drainage may indicate a problem with the common drain system. Or water damage in a ceiling could be due to a flashing issue on the shared roof structure.

Prompt Condo Inspector Scheduling

The real estate market in Dallas is very active now; and the competition for condos is even more heated. In the most popular areas, town houses and garden homes are often sold before they are even listed! In this environment, it is essential to get your condo inspection scheduled and completed as soon as possible. AIS has adopted high tech systems and procedures to enable us to schedule our Dallas condo inspectors soon and complete the job thoroughly and promptly.

The detailed report (with photos of significant findings) from the condo inspector gives Dallas, Plano and Frisco home inspection clients the information they need to make a buy/no buy decision. It also enables them to judge the value of the property, and potential expense of recommended repairs or modifications. Knowledge of significant defects and potential problems also assists buyers in negotiating seller-funded repairs or a price reduction.
