Texas has experienced a large population influx during the past five years, and this has created an increasing demand for new homes and resales in the suburbs north of Dallas. Our home inspection business has experienced significant growth along the northeast Highway 75 corridor from Richardson to Plano and Allen. And we are increasingly inspecting more homes in neighborhoods along the North Dallas Tollway — from Park Cities and Addison up to Frisco.

According to a survey by the International Association of Certified Home Inspectors (InterNACHI), the three most common problems encountered when inspecting houses are:

1. Improper Surface Grading/Drainage (35.8% of survey respondents) This was by far the most frequently found problem. It is responsible for the most common of household maladies, including water penetration of the basement and crawlspace.

2. Improper Electrical Wiring (19.9%) – A variety of issues including insufficient electrical service to the house, inadequate overload protection, dangerous wiring connections, installation and modification by amateurs.

3. Roof Damage (8.5%) — Roof leakage caused by old or damaged shingles or improper flashing.

The climate and geology of northern Texas make these three kinds of problem even more serious. Our terrain is very flat, and we are subject to severe thundershowers that can cause flash flooding. When we inspect homes in North Dallas, our first priority is evaluation of the house’s grading and drainage.

Electrical wiring issues are very common in residential real estate. Older homes that have not been updated may have an inadequate electrical supply (e.g., 60 amp service), improper grounding and no ground-fault circuit interrupters. But we’ve even seen electrical wiring problems on brand new homes, usually due to an unlicensed contractor.

Texas thunderstorms produce high winds and hailstones that can cause significant roof damage. As we are inspecting North Dallas homes, we often find water damage caused by missing or improperly installed flashing. In some cases, the damage is not visible from the ground; the inspector must perform a close-up examination of the roofing surface, valleys and intersections with house walls.
